Roof Repair: Your Questions Answered
Most roof problems start small: a slipped slate, a lifted ridge, a bit of flashing that has worked loose. This guide answers the questions people ask most about roof repair — what to look for, when a repair is enough, and what shapes the cost — so you can decide your next step with the full picture.

What counts as a roof repair
A roof repair is any work that fixes a specific problem on an otherwise sound roof. That covers replacing slipped, cracked or missing slates and tiles, renewing failed lead flashing around chimneys and walls, re-bedding loose ridge tiles, repairing valleys, and sorting leaks where a roof meets a wall or a conservatory.
The point of a repair is to deal with the cause, not the symptom. A damp patch on a ceiling is the symptom — the cause might be a single failed slate ten feet away, because water travels along felt and timbers before it shows inside.
Common roof repairs we carry out
Slipped and broken slates are the most common call-out, especially after winter gales. Even one missing slate can let water in, so it is worth dealing with early.
Leadwork repairs come next — flashing, aprons, soakers and valleys that have lifted, split or pulled away from their pointing. Ridge tiles that have lost their mortar are another regular job, either re-bedded or upgraded to a dry ridge system.
Guttering and roofline repairs round out the list: leaking joints, sagging gutters, and fascias or soffits that have started to rot.
Signs you need a roof repair
From the ground, look for slates or tiles out of line, gaps at the ridge, debris in the gutters or on the ground, and staining on the chimney. After a storm, it is worth a slow walk around the house.
Inside, the signs are damp patches or staining on ceilings and walls, a musty smell upstairs or in the loft, and — if you can safely check the loft in daylight — daylight showing through the roof or damp timbers.
None of these mean you need a new roof. Most are straightforward repairs when they are caught early.
Repair or replace?
A repair is usually the right answer when the rest of the roof is in good order. If the covering is broadly sound and the problem is in one place, repairing it properly is the sensible spend.
Replacement starts to make sense when repairs keep coming back in different places, when slates or tiles are failing across the whole roof, or when the roof is simply at the end of its life. If a repair is the right option, we will say so — and if it is not, we will explain why.
What affects the cost
Every roof is different, so there is no honest single price for a repair. The main things that shape the cost are how easy the damaged area is to reach, how much of the roof is affected, the materials needed to match your existing roof, and whether scaffolding or other access equipment is needed.
That is why we look at the roof before giving a figure. Quotations are free and without obligation, and you approve the price before any work starts.
Frequently asked questions
Can a leak be repaired without replacing the roof? Often, yes. Many leaks come from a single failed slate, tile or piece of flashing, and repairing that cause is all that is needed.
How quickly should I act on a slipped slate? Soon. One slipped slate can let water in, and the repair is usually small while the problem is small.
Will you need to come inside the house? Sometimes a look in the loft helps confirm where water is getting in. We will always ask first.
Do you guarantee your repairs? We explain exactly what we have done and why, and we use materials matched to your existing roof so the repair lasts.
