Roof leak repair: what to do when water gets in
A roof leak rarely fixes itself, and water often appears some distance from where it actually gets in. Here is what usually causes a leak and what to do about it.
Common causes of roof leaks
Slipped, cracked or missing slates and tiles are the most common cause — one slipped slate can let water run straight onto the felt and timbers below.
Failed lead flashing around chimneys, valleys and walls is the next most common, followed by loose or cracked ridge tiles and blocked gutters overflowing back under the roof edge.
What to do first
Catch the water, move belongings away and keep clear of any wet ceilings or electrics. Do not go on the roof yourself.
From the ground, note or photograph anything you can see — a gap in the slates, a lifted ridge, debris in the gutter. It helps us understand the problem before we visit.
How a leak is repaired
We trace where the water is actually getting in rather than patching where it shows. Slipped slates are refixed or replaced, flashing is renewed, and ridges are rebedded where needed.
