Signs you might need a new roof
Most roofs give plenty of warning before they fail. Knowing what to look for means you can plan the work instead of reacting to a leak in the middle of winter.
The warning signs
Repeated repairs in different places is the clearest sign. If you are fixing one leak after another, the covering as a whole may be reaching the end of its life.
Look for many slipped, cracked or missing slates or tiles, sagging or uneven roof lines, and widespread moss with worn coverings underneath.
Inside, check the loft in daylight: visible light through the roof, damp timbers or a musty smell all deserve a closer look.
What the signs mean
None of these automatically means a new roof. A single slipped slate is a simple repair. It is the pattern — several signs together, or repairs that keep coming back — that suggests replacement is worth discussing.
