How much does a new roof cost in Scotland?
There is no honest single price for a new roof, because every roof is different. What we can do is explain exactly what shapes the cost, so you know what a quotation is based on.
What shapes the price
The size and shape of the roof is the biggest factor — a simple two-sided roof on a terraced house is a very different job from a large roof with valleys, dormers and chimneys.
The covering you choose matters too. Natural slate, concrete tiles and flat-roof systems all sit at different price points, and matching an existing material can affect the figure.
Access plays a part. If scaffolding or other access equipment is needed, that is included in the quotation so there are no surprises.
Finally, the condition of the timbers underneath can only be confirmed once the old covering is off. A good quotation explains how any unexpected timber work would be handled.
Repair or replace?
A new roof is not always the answer. If a repair is the sensible option, we will say so — repeated repairs in different places, sagging lines or widespread wear are the signs that replacement is worth discussing.
