Roof surveys and inspections: what is checked and what affects the cost

A roof survey or inspection is a close look at the condition of your roof so you know what, if anything, needs doing. It is useful before buying a house, after a storm, or when you have a leak you cannot trace.

What is checked

The roof covering itself — slipped, cracked or missing slates and tiles, and how worn the surface is overall.

Ridges, hips and valleys, chimney pointing and lead flashing, which are the most common places for water to get in.

Gutters, fascias and soffits along the roof edge, and signs of moss or blocked outlets.

Where access allows, the loft — looking for damp timbers, staining or daylight showing through.

What affects the cost of a roof inspection

The size and height of the property, how easy the roof is to reach safely, and whether access equipment is needed all play a part.

A look as part of a repair quotation is different from a written condition report, so it helps to say what you need it for when you get in touch.

When to book one

Before buying an older property, after a named storm, if you have a damp patch you cannot explain, or if the roof has not been looked at for several years.
