Chimney repointing: what affects the cost and when it is needed
Repointing replaces the worn mortar between the bricks or stones of a chimney stack. Frost and rain break that mortar down over time, and once it goes, water can find its way into the stack and the room below.

Signs a chimney needs repointing
Mortar that is crumbling, recessed or missing between the stones or bricks.
Damp patches on the chimney breast or ceiling near the stack, especially after heavy rain.
Bits of mortar collecting in gutters or on the roof below the chimney.
What affects the cost
The size and height of the stack and how many faces need doing.
Access — most chimney work needs scaffolding or other safe access, and that is included in the quotation.
The condition of the flashing, cope and pots. It often makes sense to deal with lead flashing at the same time if it is lifting or split.
Whether the stack is stone or brick, and whether a traditional lime mortar is appropriate for an older building.
