Flat roof or pitched roof for an extension?
Extensions, garages and garden rooms can take either a flat or a pitched roof. Neither is automatically better — it depends on the building and how you will use it.
The case for a flat roof
Flat roofs are usually quicker and less expensive to build, and they keep the overall height down — useful where planning limits or window lines matter.
Modern flat-roof systems are a long way from the felt roofs of the past. Built properly with the right falls and covering, they perform well for years.
The case for a pitched roof
A pitched roof generally lasts longer and sheds water faster, and it can match the main house for a more settled look.
It also gives you the option of usable space or storage above the ceiling, and it tends to need less attention over its life.
